The Florida Keys have been a popular destination for decades. Considering the fact that you can drive from mainland South Florida all the way to Key West and be in a tropical environment is very desireable. Many investors and second home buyers have found the Florida Keys to be convenient for traveling to with close proximity to Miami, Marathon and Key West airports.
The Key West area was recently hit by Hurricane Wilma and Key West was flooded along with many neighboring islands in the Lower Florida Keys. It left our community with a lot of clean up and a realization of why many homes in the Lower Keys are built on stilts. The upside to all this devistation is that we will survive this crisis and rebuild and move on. Some residents will sell their homes and find higher ground in the mountains or just on the mainland of Florida, but long time residents of Key West and the Lower Keys still believe in the quality of life here and will remain, thinking they dodged the bullet… meaning a Cat 5 hurricane.
For Key West real estate prices this will mean a few things. One is that it will be a buyers market. Homes will sell for less than they were originally priced, and many owners will be very negotiable. If there was ever a time to own property in the Keys, it is now.
Buying real estate in Monroe County can be tricky. Not only because of the hurricane damage that will be repaired but because of county ordinances on land, permits, building and rebuilding. A knowledgeable real estate agent will know all this and can get you pointed in the right direction if you are planning to buy in the Florida Keys.

The Key West area has a lot to offer. Our hurricane season lasts from June 1 to November 30th. The winter here is pleasant and in the 70s. There is plenty to do on the water and festivals and events are constant throughout the Keys. Knowing how to prepare for a storm and having your home and belongings secured makes the entire experience much more acceptable.
I have enjoyed living in the Florida Keys for nearly a decade and hurricane or no hurricane, I have no regrets. Life here is full of friendly people, beautiful blue waters, fresh seafood and an a relaxing tropical atmosphere.

Mississippi is a state known for having a classic southern style. Mississippi real estate is some of the cheapest in the land.
Mississippi
Named after the Mississippi River, Mississippi is a state holding on to its history. Much of the state is farmland and even the towns and cities seem to have eschewed modern development for a more familiar past. In an odd bit of trivia, the state is the biggest producer of upholstered furniture in the country.
It goes without saying that Mississippi is a state with a turbulent history, particularly during the civil rights movement. The state was the quintessential southern state and plantations and antebellum mansions can still be found throughout the state. Racial relations have come a long way, which has left the state with the glorious culture of the old south without as many of the racial issues.
Jackson
Jackson is the state capital of Mississippi and a hidden gem in the south. The city has somehow managed to mesh old southern hospitality with a rapidly growing high tech industry. While that sounds like an odd mix, it works. In fact, Jackson has been voted one of the most livable cities in America by numerous publications.
Jackson is a town with a lot to offer from both a cultural and practical perspective. There are 11 colleges in town, a symphony, opera and multiple museums covering the history of the south and the civil rights movement.
Tupelo
Tupelo is known best for being the birthplace of Elvis Presley. With a celebrity like that, Tupelo has made a major effort to capitalize on the fame. Tourists flock to the city to see the first home, school and so on of the infamous one. Notwithstanding Elvis, Tupelo is a pleasant city with golf courses and such. There isn’t much to recommend it nor is there much to criticize.
Mississippi Real Estate
Mississippi real estate is universally very inexpensive. A home in Tupelo will set you back roughly $160,000 while you’ll pay $220,000 in Jackson. In 2005, Mississippi real estate appreciated at a disappointing 5.5 percent, one of the lowest rates in the nation.

He’s a very successful sales manger who craves results. He can’t be bothered with people who don’t produce. They are losers. He always produces the numbers year after year. The question is does he do it through bullying or coaching?
What’s the difference between bullying and coaching? This was one of the questions that ran through our mind when we were talking about Dave.
Coaching, for us, is making people do what they don’t necessarily want to do in order to achieve, to be successful.
But for Dave, success does not come naturally. We are all lazy and basically don’t want to work anyway. He believes we especially don’t want to work hard. We don’t like pain, psychological or physical, and therefore, he believes, unless he’s there giving people a good kick up the backside nothing happens. He accepts the sales targets from the CEO and the team have to deliver on them. To him personal bests are there to be broken. Its about breaking sales records. Hitting the sales targets. Getting the bonuses. If your personal best is below target then improve. Try harder. He only sees potential in the sales force and gets really, really irritable and frustrated when they don’t respond. He really cares about the business and the individuals. He just hates watching talent being wasted.
Dave also believes success in sales is a direct reflection of the amount of work that has been put in before the event. There is no point is setting out to achieve leading edge targets if you don’t put the work in on each individual before hand. Dave sees his job as motivating others to excel. People like Mike. Mike has plenty of talent. He oozes talent but he seems to stop short of full implementation. He talks a good story, has a lot of promise but appears to rest on what he has done. Capable but……stuck in the groove. Like a number of us, Mike has worked out what worked for him in the past and keeps replicating it. Yes, he always hits his sales target. But only just and Dave feels he has so much to offer. So much more talent. His talent is being wasted in Dave’s eyes.
Dave believes that sales people do not under perform because they want to. They under perform because someone or something has got to them. The question is what? After spending a great deal of time with Mike, Dave began to realise it was historical. Mike had worked for a sales manager who had given him a lot of promises and in a nut shell had never delivered on the promises. The result was that Mike didn’t really believe sales managers any more, didn’t believe that they believed in what they were saying. Mike believed that Dave was just another sales manager who would say what was necessary to get him to hit target and that was that. He had heard all the buzzwords before and basically had come to understand that the more buzzwords that were used the more difficult it was to identify any passion and commitment to either the staff or the product.
After a number of long discussions with Mike. Dave told Mike that in his opinion he had allowed himself to become a victim. A victim of circumstances. Never allow yourself to be a victim especially a victim of circumstances. If you allow yourself to be the victim you will always be the loser. You must always work to change the circumstances. They worked together to change the circumstances. Gradually Mike started to believe that perhaps Dave did have passion for the company, products and the people. Mike in turn started to reach for the stars. To find his true potential.
Dave believes passionately, that the results are always in the detail. The more effort he puts in on one to ones. The more effort he puts into the team. The more they talk and work together. The more they believe in each other. The more they get through the buzz words and understand the passion, what makes each of them really tick. The more they understand how committed everyone is to being successful. The more he knows that they will reach their, monthly, quarterly and annual targets. He leaves no stone unturned. He gives his all to the people that work for him..
Dave gives them the world, all he asks is that they make the effort and have a passion for what they do.

Writer Dan Ackman notes in an article at www.forbes.com that a recent report by Goldman Sachs shows “in 2004, Americans withdrew $640 billion in equity from their homes–by selling them, taking home equity loans or by refinancing. This was twice the total of 2001, showing that cash-outs have been rising even faster than home prices, which is very fast indeed.” No doubt about it, Americans are using their equity!
The home equity process is streamlined these days as more and more consumers utilize their computers in acquiring loans. Information is limitless on the internet with websites such as www.about.com and search engines allowing consumers to answer their questions with a few keystrokes. Gone are the days of going from bank to bank to find the best rate and product. Loan applications now start online. There’s no time better than the present to take a closer look at how equity loans work and how to make your equity work for you.
What is a Home Equity Loan?
Equity loans are 2nd mortgages that are secured by the value of your home. Today you can get a 2nd mortgage without having to refinance your current mortgage. The amount of equity available to you is based on the loan to value ratio, which is the value of the loan against the fair market value of your home. So a loan of $65,000 on a $100,000 home has a loan to value ratio of 65 percent. The standard ratio is 80%, but some lenders have loans with a loan to value of 100% or even 125%.
There are two types of these second mortgages. You can either get a home equity line of credit (HELOC) or a home equity loan. An HELC works much like a credit card. It’s a revolving line of credit that can be paid off and used again. Equity lines of credit however, have a variable interest rate. Home equity loans on the other hand, involve getting all of your cash out at once and have a fixed interest rate. These work more like a standard loan.
Are Second Mortgages Right for you?
Home equity loans are considered as secure as a primary mortgage and usually the home equity rate is lower rate than credit cards and auto loans. This lower rate can make an equity loan a good choice for home improvement financing, loan consolidation and tuition expenses. The lower rate can mean monthly savings if you consolidate your debt. The interest can also be a tax deduction. Depending on your situation, this savings may make a home equity loan a good choice for you.
Home equity terms vary depending on the product. They will also depend on your credit score. Good credit will give you more options than bad credit. Home equity loans also have varying costs. There may be closing costs, appraisals, credit reports and points you will need to factor in to the cost of the loan. You should also be aware that if you refinance your existing first mortgage, the lender that holds the second mortgage must sign a subordination agreement, or the loan must be paid off with your new mortgage. Ave Maria will boast two firsts; it is the first town and
university to be designed & built together and it is the first
project to implement the Rural Lands Stewardship Program.
Currently under construction, it is located 25 miles east of
Naples & 5 miles south of Immokalee. The brainchild of Domino’s
Pizza founder Tom Monaghan & the Barron Collier Company, they
are investing over $100 million in the first phase.
The $220 million Ave Maria University will be the
heart of the community and town center. The first new Catholic
university in the United States in the last 40 years, it is
expected to employ over 10,000 people and attract 6000 graduate
& undergrad students. Plans are also in the works for a private
K-12 school to be affiliated with the university.
The town of Ave Maria will bring 11,000 new homes for an
estimated 30,000 residents to southwest Florida and will protect
17,000 acres of natural habitat. Utilities, public health and
public safety infrastructure are expected to be completed in the
summer of 2007, with retail and commercial services to
follow.
Pulte Homes is the principal residential developer for the
project and will offer a wide range of community options to meet
the needs of the expected customer base including families,
active adults over 55 and luxury real estate purchasers.
The Barron Collier Company is also including 1000
moderate-income units which must be owner-occupied, 700
low-income units which must be 50% owner-occupied, and 200 very
low-income units. They are also donating 28 acres to Collier
County Habitat for Humanity which will provide 150
additional homes. Deed restrictions will be in place that will
allow a 5% per year appreciation rate for buyers who sell within
5 years. Remaining profit would go toward a fund for affordable
housing at Ave Maria.

How to Sell your Home for a bigger Profit by keeping things CLEAR!
Getting ready to sell your home can be one of the most stressful areas of the real estate experience, but it does not have to be. Keeping in mind some key advice will help you get your house looking top shape from the inside and out. Despite all your efforts, be mentally and emotionally prepared to hear your agent tell you that you still need major improvements if you want to get the price you had in mind. Consider it a good thing that the professional agent you hired is being completely honest with you. You want to have a real estate agent who knows what and when things need to be done. Talk to anyone you can about the good agents they have had in the past. Get a feel for the agent’s strengths by asking them as many questions as you can before committing to a contract. If you have trouble getting a hold of them right from the beginning, then that is your first sign that they may not have the time or capacity to give you the proper amount of attention.
Your agent should thoroughly discuss the marketing plan for selling your home. Deciding on the price will be one of the most important aspects of this plan. Contrary to common perception, creativity can be made tangible, measurable and useable. In terms of measurement, benchmarking and improvement, the first step is to decide on definitions, the second is to decide on methods of measurement and finally, to monitor each measurement for improvement.
Definitions of creativity are not elusive. In fact, the number of definitions helps the analyst better define creativity and refine its management:
a) Coming up with original ideas.
Misleading. It can be compellingly argued that all new ideas are actually evolutions of previous ideas. Implies a break from the past.
b) Recombination.
The recombination of existing elements to form something new. Thus creativity is not something completely new but relatively new. Offers a practical method. For example, Synectics – the practice of taking two elements and consciously creating new links and elements from them.
c) Novel and useful solutions.
Does not imply a complete break with the past and introduces the concept of applicability. Can be extrapolated to arrive at creative and critical thinking. Where creative thinking is used generate a large idea pool and critical thinking is used to reduce that pool to feasible ideas. Implies that creativity can be measured according to degrees of novelty. Someone who expands on Einstein’s Theory of Relativity is not as creative as Einstein was as the ideas are not as novel.
d) Expressing unusual thought. Experiencing the world in novel ways. Effect significant changes in culture (Csikszentmihalyim, 1996).
Implies creativity has practical, expressive and cognitive elements. Closer to the common perception of “artist.”
e) Producing a number of ideas, a number of diverse ideas and a number of rare ideas. The most thoroughly “scientific” definition and practical on a quantitative level.
f) Creativity as problem identification and idea generation and innovation as idea selection, development and commercialisation. Provides a good distinction between creativity and innovation. Implies a number of differing competencies are involved and also implies the universality of creativity – we are creative on some level as we all solve problems.

Domino server is a buffer between the operation system and the application. On the other hand Domino server – consists of the services which support development processing and executing of dynamic, secure applications for Internet, Intranet, or Extranet. Domino server role is to provide functionality both: within and between Domino-applications. Domino services interpret codes and elements of application and execute them over actual operation system. Each service is specially optimized for its specific role when Domino is activated for effective functioning of the whole application.
As far as the application interacting with services, and them in their turn – with operation system – Domino applications are transferable or platform independent. There are two categories of Domino services: applied and system.
Applied services provide functional size to the application. Any application needs user authorization mechanisms, agents execution, views indexing, etc. Considering above mention, such the services are named applied services.
System services provide functionality allowing the applications work in the environment. Domino Catalog keeps information about users and dedicates paths connection between applications. Routing enables applications interconnection. Replication provides applications data synchronization.
Notes Client working with local database (without Domino server) performs dedicated Domino services itself, and so brings Domino functions locally, easing up the server workload. Notes Client does not support the same level of limitation and security as the server does.
Domino applications are client-server applications. Client connects with an application using its own mechanism for procedures call – Notes Remote Procedure Call (NRPC), which transfers client request to Domino application, and returns results.
Domino also supports HTTP protocol, which allows Web browsers access to the applications located on Domino server.
Besides Notes Client and Web browsers Domino supports other clients with additional communication protocols: email clients by SMTP, POP3 and IMAP protocols; operation with news conferences by NNTP protocol; operation with catalogs services by LDAP protocol; also Domino can interact with other applications via OLE and COM technologies, playing both: client and server roles.
Domino databases exist in the form of local files and server-side. Domino database has two areas of functional facilities:
• Notes Storage Facility (NSF) – supports data and design elements of application. Storage facility has notes, which represent data container. Different type of notes allows execute special functions inside database;
• Notes Index Facility (NIF) – design and support lists for data location in application. These sorted lists named views.
Records in Domino database can be created by users (data note type), developers (design note type), and Domino itself, which is utilized for monitoring and controlling the information in database (e.g. ACL, database header).
In principal, all database records are the same (by characteristics). They are on the same level and not divided by hierarchical or by other relation. Records are different only by keeping data and how Domino uses them.
Records are kept in items. Each item is identified by name and keeps value list. Value in one item (if it is a list) is to have the same data type. Items as well keep information for kept data type. This metadata is available for applications and Domino services. Records can keep three main data types: Rich text, Text (plain text) and Number (Domino keeps value of date/time data as numbers.
Domino provides access to data note by different cases including: form fields, columns in view, program codes in @-formulas, LotusScript, JavaScript and Java. Besides mentioned above four inbuilt program languages, Domino supports extern program codes on Java, C and C++, Visual Basic.
